⚖️ Know Before You Clean

In most Australian states, landlords CANNOT legally require you to use a professional cleaner — unless the property was professionally cleaned before you moved in. You have the right to clean it yourself to a reasonable standard. Check your state below.

What the Law Says

📋

Same Condition, Not Identical

You must return the property in the same condition as when you moved in — accounting for fair wear and tear. Not brand new.

Condition Report Is Your Weapon

The ingoing condition report is legally binding. Anything that was pre-existing cannot be charged to you. Always photograph everything on day one.

Professional Cleaning Is Optional

In most states, you can clean it yourself. It only needs to be clean — not cleaned by a specific company.

Landlord Must Act Fast

After vacating, landlords typically have 14–30 days to lodge a bond claim. Unclaimed bonds are returned to you automatically.

Get Everything in Writing

Any agreement about cleaning, repairs, or bond deductions must be in writing to be enforceable at tribunal.

Dispute at Tribunal — For Free

If your landlord makes an unreasonable bond claim, you can dispute it at your state's tenancy tribunal. It's free and you don't need a lawyer.

Understand the Line

Fair Wear & Tear vs. Damage

✅ Fair Wear & Tear — NOT Your Problem

  • Small scuffs on walls from furniture
  • Faded paint or curtains from sunlight
  • Worn carpet in high-traffic areas
  • Minor nail holes from picture hanging
  • Loose door hinges or handles over time
  • Light scratches on timber floors
  • Worn or discoloured grout (over years)
  • Faded or peeling paint (older than 5 yrs)

❌ Damage — Your Responsibility

  • Large holes in walls
  • Burns on carpet or benchtops
  • Broken tiles, windows, or doors
  • Stains on carpet or upholstery
  • Mould from poor ventilation habits
  • Pet damage to floors or walls
  • Missing or broken fixtures
  • Unapproved paint colours or wallpaper

Step 2 — Room by Room

The Cleaning Checklist

🍳

Kitchen

⚠️ Most scrutinised room
💡 Pro tip: Soak oven racks overnight in hot water and dishwashing liquid. Use a purpose-made oven cleaner on the interior and leave it for 20–30 minutes before wiping. This is the #1 area that fails inspections.
🚿

Bathroom & Ensuite

⚠️ Check for mould early
💡 On mould: Minor surface mould from condensation is generally fair wear and tear. Extensive mould from poor habits may be your responsibility. If mould pre-existed, make sure it's documented in your ingoing report.
🛋️

Living Areas & Bedrooms

Include all rooms
💡 Carpet steam cleaning: In NSW, QLD and VIC, landlords generally cannot require professional carpet cleaning unless it was done professionally before you moved in. A DIY steam clean (hire a machine) is often sufficient.
🧺

Laundry

Often missed
🏡

Garage, Outdoor Areas & Entry

Often overlooked
💡 On gardens: Leases must specify garden maintenance obligations clearly. You are generally responsible for maintaining the garden in the condition it was in when you moved in — not improving it.

💡 Tip: Ask to be present at the outgoing inspection. You have the right to attend in most states. Being there means any issues can be discussed on the spot rather than via a bond claim letter after the fact.
